- Bio:Save the Commission Kansas!! Save the Commission Kansas is what I have been able to do in helping multiple sellers in multiple cities when they were selling their home. However, I am alone in this and don't do it like the typical discount broker does. Read on to see just some of the FULL service options that I offer to save the commission when selling a home. Many St Louis and Florida (out of the area) competitors advertise they will list your home on the MLS for $500 (with additional hidden fees) but they make you, the seller, do everything including doing all the marketing, taking all the phone calls, performing all the showings for the home for sale which puts you and your family at risk when strangers come in your home, writing up the offer and understanding the consequences of the offer, handling all the negotiations and buyer objections, making sure the buyer is doing inspections and getting a loan, resolving issues that might lead to cancellation of the transaction, making sure title work issues are taken care of, getting closing documents submitted to the title company, just to name a few, and all in an attempt to save the commission. A commission is paid at closing to the Realtor bringing the buyer. 1435 W 19th is an example of how sellers of mine who had a home for sale were able to save the commission AND get their home SOLD for FULL price in 2 days. This seller paid me a low flat listing fee of $1,495 and was able to save the commission in the amount of $4,355 on the listing side of the $195,000 transaction. NOTE: Two offers came in on this property!! My seller received FULL Service from me as I did all the marketing, marketed the home on multiple websites, took care of all the phone calls, performed all the showings, wrote up the offer and explained it to the seller, handled all the negotiations and buyer objections, made sure the buyer performed the needed inspections and had funding for the property, resolved issues between the buyer and seller, made sure the title work was all in order, handled the seller docs, and handled the closing to get it SOLD in 25 days, as I mentioned, at FULL listing price with no concessions. While this is one option to save the commission with FULL service, another option is to hire me to list your home for traditional commission amounts and for me to negotiate the savings on your behalf. Through creating massive traffic to your house and an atmosphere for multiple offers and using my secret pricing method, I can help you save the commission by getting a higher SOLD price for your home. For example, I recently negotiated $184,000 for one of my $180,000 listings. Please visit www.MLSPlease.com for just some of my “30 Days to SOLD” marketing plan. Please visit www.AskRobLang.com to see comparable homes for sale. You will find current public fields of listings as a direct MLS feed so you will have the most up-to-date information available online with the ability to set up email alerts to notify you when a home like yours gets listed. So give me a call, text, or email to learn about your best options to keep your home's equity dollars and Save the Commission Kansas.
