Do NOT use John Sherwood or Worthmoore Realty

I am a first time home buyer and have been trying to purchase a home with the help (or lack there of) of John Sherwood and his company Worthmoore Realty. He is the most UN PROFESSIONAL agents i have met. He is rude, never on time for his appointments and he is a liar. He tells you what he thinks you want to hear about a house then once you do your research you find out that everything he tells you is a lie just so he can make a sale. i thought the first time he did this it was just a mistake, then he lied to me and my husband about 3 other houses! after that we said that was it and we walked away. after we did that he kept harrassing us with phone calls and emails telling us he hopes we never find a house and he is going ot make very sure that we dont find a home any where in Georgia. i would NEVER use him or his company if you are serious homebuyer becasue all he will do it lie to you. thank god we had experienced home buyers with us to help us thru our search becase if we didnt John would have definatly been able to tak advantage of us like he was trying to do. He is a horrible person and the people he has working for him are just as bad. i would avoid this agent and his compnay if i were you if you are looking to buy a house. dont waste your time on him.

I joined just so I could say amen to your comment! I was on the other side of a transaction with John Sherwood and Worthmoore Realty. I was trying to purchase a foreclosed home represented by him and his company. He was underhanded and sneaky through the entire process! If it hadn't been for neighbors who are very interested and involved, he would have gotten away with it. I strongly believe that he had a deal with an investor to try and swing certain foreclosed properties to him (for a finders fee, i'm sure). When this house first came on the market, John solicited "highest and best offers." After 3 weeks of silence, and AGAIN solicited highest and best-- strike one. Then, when the bank chose an offer (from an owner-occupant, not his investor), he waited a week and a half to inform that buyer's agent that their offer had been accepted. By that time, they had already put a contract on another home (I just learned today that they've filed a complaint with the GA Real Estate Commission about John and Worthmoore). Then, he opened it up and solicited highest and best AGAIN. This time, my offer was accepted. But before I could do the inspection, John's "investor" had a team of workers at the house, tearing up flooring, ripping out walls, disconnecting and moving appliances, and on and on!!!! This guy was so sure he was going to get the house that he started investing major money into flipping it before he even had a contract! Seems to me he must have had some reassurance from somewhere. Even after that, John and his team drew out the process of repairs indefinitely, I'm sure waiting for me to walk away. I believe they thought I would walk away if they could wait until the home-buyers credit expired at the end of November. The day the credit was extended, they actually started moving forward on the home. Even after that, it was like pulling teeth to get anything done. the repair work that was done was shoddy and incomplete, and John and his team did nothing to rectify the situation. I eventually started by-passing John and even my own agent (mostly so he wouldn't be blamed for my actions) and just going strait to the property manager with the bank. Interestingly enough, every time I contacted her directly, the road blocks with John and Worthmoore mysteriously cleared up all of a sudden! I'm a very stubborn person and by that point I was determined. So, after a VERY long time, I finally closed on the home on Dec. 23. John Sherwood didn't win this one!!!

So, once again, AMEN! Everyone should avoid John Sherwood and Worthmoore Realty at all costs. However, if you do catch him in his unscrupulous practices, you should call him out on it, report him to the real estate commission, whatever you can do to hold him accountable!

Janes844----I find it difficult to take you seriously, when you cannot even spell correctly or use proper punctuation, etc. I have worked with Worthmoore Realty before and my experience overall was a good one. He has friendly staff who provide their information in a timely manner. You have to understand that working with foreclosures is a totally different animal than retail real estate. If you only knew the kind of weirdos out there, you would understand how hard it is to be an agent--- especially in the REO/foreclosure world.

I filed a complaint with the Georgia Real Estate Commission against both John Sherwood and Worthmore Realty late last year (2009) because he did not present my offer in time, and when he did, he called everyone else first to say they lost and never called me. By the time I caught it, I had already put an offer in on another house, called him to find out why others were called and I wasn't,... and he said it was because I won the bid. So who's pockets was he lining with that deal? The house eventually sold for $30,000 less than my offer. Perhaps his buddy got the deal?

John Sherwood is currently sending fraudulent checks for about $4,000 to people to act as 'mystery shoppers'. Cash the check and send via western union around $3500 and keep the rest. The letter is postmarked Canada, the office is in Georgia and the fax number is Brooklyn, New York. If you deposit these checks you will NEVER get the money. DO NOT SEND ANY FUNDS. You cannot make a profit...your bank will charge NSF fees and you are guilty of FRAUD. Ignorance is not an excuse.

ADSmith: I believe I was the person that won the bid on the home you purchased first, although I suspect Worthmoore realty has done this same thing more than once. The home we bid on was listed at just over $45,000; and we bid $100,000 just to get it. After we bid, and before the contracts were reviewed through the REO, two men showed up at the house, went inside with their own key, and started working on the floors. They told neighbors that they had already closed on the house.

I hope it is the same house because the neighbors are amazing and really care about the neighborhood. I can gaurantee that John Sherwood will think twice before he messes with that neighborhood again.

And I am the person that filed the complaint against John Sherwood with the GREC. He is what gives Real Estate Agents a bad name, and why we are in the housing mess we are in from years of illegal activity.

You did the right thing in filing a complaint with the Georgia Real Estate Commission. You can even go online to their website and see if there have been other complaints filed against this agent and company. Would like to to know the outcome of your complaint.

Also, being an REO and buyer's agent myself, you owe it to all parties to treat everyone fairly and ethically. I have worked with some good agents and also some lazy and rude agents who wanted the buyers agent to do all the work but I did it because it was the house my buyer wanted.
I'm tired of the rude agents giving the industry a bad name so thanks for trying to help by filing a complaint.

Hi J... I was a consumer at the time, not licensed as an agent, but this situation put me back to working in real estate full time. I figure if there are agents as pathetic as this John Sherwood guy making it out there... it couldn't be that bad. Looks like I was right. I reactivated my license that following February and have done pretty well. I agree with you about agents that make agents look bad. Sherwood and his brand of agents are going to have to do something else to make money, especially with neighborhoods like the one ADSmith now lives in. Residents are paying attention now and they aren't going to take it anymore. WE are not going to take it anymore.

I joined to echo commentary on John Sherwood of Worthmoore Realty in Marietta Georgia. I attempted to purchase a home listed with John Sherwood. Mr. Sherwood dealings were underhanded, unethical, and self searving. After having a faxed offer accepted by the seller, when originals were delivered, Mr. Sherwood refused to accept and present the offer to the seller turning my REALTOR away. Later a best and final was called and surprise, surprise, surprise a buyer represented by John Sherwood's firm Worthmoore Realty paid $100 more. A gain to Mr. Sherwood of $2000 for screwing me and my REALTOR.

I am consistently buying 4-6 properties a month. Each month I view several represent by Worthmoore Realty. Given my past unfavorable and unsatisfactory experience with Worthmoore Realty, I pass over his client's properties. Sadly for Worthmoore's clients, the loss of my perhaps better offer, and other buyers and brokers screwed by his firm, results in an even higher probably of a sale that does not include a co-broker. Obviously a goal of Worthmoore Realty. There should be "no place" in the industry for this kind of sleazy, underhanded, unethical, self dealing practiced by Worthmoore Realty. If Worthmoore's clients were aware of its lack of ethics and professionalism, these scumbags would be among the ranks of the unemployed.

Certainly I and those others posting here are not the only victims of Woorthmore Realty. I encourage of others to post their experiences here. To all buyers seeking to be represented by their own broker when buying from Worthmoore, save the time and effort, if you negotiate a good deal, expect these crooks will shop your offer to their buddies and you can kiss your deal goodbye.

I have worked for John too, and he is a total asshole. He screams at his employees all day. He never takes the time to show you how he wants things, but then will scream at you if you do it a different way than what he wanted. I have seen him make people cry, and trust me none of his employees want to be there. Also at Christmas time he bought himself a Jeep worth around $10,000, and didn't give anyone a Christmas bonus or gift at all. He had a party for us at dave and busters and that was it. And we all pitched in and bought him a 150 dollar sweater. Guy is a total asshole and screws anyone over any chance he gets. If he could make a dollar by killing his own mother he would do it. Stay away from John Sherwood!!

John Sherwood is a cheat and a liar. He plays the system very well. He yells and curses at his employees all day long. He lets employees run certain parts of his company who are not trained or certified in handling offers. So, if your a buyer looking for a home, I would stay away from this agent and his whole company.

I have gone to small claims court with John Sherwood whose egregious actions caused losses and suffering - he and his lawyers outside the courtroom badgered me saying I was but a mere annoyance and that he deals with HUNDREDS of grievances and court cases each year. My bet is that he knows he will prevail if people do not follow through - everyone on this forum and probably many, many more have been victimized by John Sherwood. I plan to make sure he does not run over any more victims.

Please if anyone who reads this has had any misdealings with John Sherwood - I urge you to come forward and write to me a non anonymous comment. Filing grievance with the GREC is good however I am ready to take it a step further and need your assistance. Please email me at jvpstrike3@me.com
